Booking Conditions

Bookings made are subject to availability and payment confirmation.

To confirm the booking, the guest must make the corresponding payment in accordance with the provisions established for each accommodation.

The amounts of booking rates, security deposit, cleaning fee or other charges are those announced at any given time on each accommodation’s page.

A security deposit is required for all accommodations to cover any potential damage caused to the property and/or condominium. The deposit authorization will be made at check-in when performed in person, or within 48 hours prior to the start of the reservation online when express check-in is used. No amount will be charged to guests; it consists solely of a hold that prevents access to those funds until the hold is released.

If no damage occurs during the stay, the deposit will be released after check-out using the same credit card, within up to 7 days after departure. If the property is not left in the same condition, the deposit amount will be retained until payment for the damaged items is made.

The booking may be cancelled if it is not possible to authorize the deposit hold; therefore, it is important that the guest ensures the credit card is valid and has sufficient funds. If the deposit cannot be authorized, the guest will be notified by email or SMS and will have 12 hours to attempt another payment method.

All prices include VAT at the legally applicable rate.

Payment Options

Reservations may be paid by American Express, Visa or MasterCard credit cards.
Guests are also subject to the specific rules available for each accommodation.

Pre Check-in

After completing the reservation, the booking holder will receive an email and/or SMS from hello.montum@gmail.comconfirming the reservation and providing important explanations about the accommodation, as well as information regarding additional services (such as transfer service or extra cleaning).

Guests will be asked to complete an Accommodation Bulletin, which is extremely important for preparing the stay. This form will request, among other details, the arrival time, the total number of guests — so that the correct quantity of bed linen and towels can be provided — as well as mandatory information required by immigration and border authorities.

Guests must indicate the exact number of persons in the Accommodation Bulletin. The number of guests specified in the booking may not exceed the number of guests staying at the property. If the number exceeds the limit, the Sobral Pereira Group reserves the right to require guests to leave the accommodation without compensation or refund of fees paid.

We assume no responsibility for incorrect completion or failure to complete the Accommodation Bulletin. Any attempt to modify or alter the original information will invalidate the form and may result in booking cancellation.

Cancellation Policy

After booking confirmation, the following cancellation fees will apply:

a) The guest will pay 50% of the total booking value in case of cancellation up to 30 days before check-in.
b) The guest will pay 100% of the total booking value in case of cancellation less than 30 days before check-in.

In the event of overbooking (simultaneous bookings in the same accommodation), the guest expressly acknowledges and accepts that Luís Sobral Unipessoal may reassign the reservation to an accommodation of the same category (ensuring that the quality provided is not inferior), without additional cost to the guest and without entitlement to compensation.

Stay Conditions

The booking holder must be at least 18 years old and must stay in the accommodation throughout the entire stay. Guests under 18 years old may only stay if accompanied by an adult who is the booking holder.

The booking holder must provide a valid address, telephone contact and email address.

Pets (of any breed, size or age) are not permitted without prior request. Additional fees may apply. We reserve the right to require guests to leave the accommodation without compensation or refund if an animal is found inside.

Smoking inside the accommodation is not permitted.

Under Article 45(1)(a) of the Schengen Convention Implementing Agreement, the accommodation of foreign citizens must be reported to immigration authorities. Therefore, all foreign guests must provide identification information no later than the check-in date through the Accommodation Bulletin.

Guests must notify our team of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if they believe it results from normal wear and tear. Failure to notify may result in the guest being held responsible.

Additional Services

We offer several additional services such as private transfers, cleaning and laundry services, baby cots, and tickets to various tourist attractions. All additional services are provided upon request and subject to availability confirmation. We are not responsible for services provided by external suppliers.

Check-in and Check-out

At check-in, identification documents of the booking holder and all foreign guests will be requested to confirm the provided information.

Unless otherwise agreed, check-in takes place between 16:00 and 20:00. In case of late check-in (after 20:00), express check-in may be provided and must be confirmed in advance with Luís Sobral Unipessoal. This service depends on the prior and complete completion of the Accommodation Bulletin.

For late check-ins where express check-in cannot be provided, a fixed fee of €30 will be charged and must be paid at check-in.

Check-out is until 11:00 and all guests must leave the accommodation by the scheduled time. Guests are kindly requested to inform the desired check-out time so that a team member can be present.

If a Luís Sobral Unipessoal representative cannot attend check-out, the guest may leave the keys on the main table inside the accommodation and close the door. Keys must not be left in the door lock.

If the guest refuses to leave, Luís Sobral Unipessoal reserves the right to enter the accommodation, remove belongings, change locks and take necessary measures, with the guest responsible for any associated costs.

Any changes to arrival or departure dates and times must be confirmed by Luís Sobral Unipessoal. Delays without prior notice and confirmation will result in a charge equivalent to one night’s stay deducted from the security deposit.

Only TWO sets of keys will be provided at check-in. All keys must be returned at check-out. Additional charges apply for lost keys or lockouts:

  • Lost keys (per key): €30

  • Emergency visit (09:00–18:00): €10

  • Emergency visit (18:00–09:00): €25

If locksmith services are required, the guest will be responsible for the full amount charged by the service provider.

Luís Sobral Unipessoal is not responsible for items left in the apartment after departure. Found items may be returned upon request, with all shipping expenses borne by the guest.

Cleaning, Linen and Towels

The accommodation will be cleaned before guest arrival. The basic service includes a set of towels, bed linen and some personal hygiene products for each reservation. Additional cleaning services, including linen and towel changes, are available at an extra cost.

Guests must keep the accommodation as tidy and clean as possible and leave it at check-out in the best possible condition. Trash must not be left inside the property or near the building entrance and must be disposed of in designated street containers.

Equipment, Furniture and Property Items

If any device does not work or guests are unsure how to use equipment, they must contact the host responsible for the accommodation. No alterations to the accommodation or its contents are allowed. All items belong to the owner and must not be moved or removed during the stay.

Maintenance and Special Requests

Any problems (electrical issues, equipment failures, water leaks, etc.) must be immediately reported by email or telephone. Depending on the issue, resolution may take up to 72 hours or longer if dependent on third-party services.

Respecting guest privacy, Luís Sobral Unipessoal reserves the right to access the accommodation at any time if necessary for inspections, repairs or emergencies.

Extra beds and baby cots may be requested in advance, subject to availability.

Noise, Illegal Activities and Safety

According to the law, the nighttime quiet period is between 22:00 and 08:00; guests must remain quiet and must not disturb neighbors.

Reservations for illegal or immoral activities are not accepted. The booking holder is responsible for the behavior of the entire group and agrees to avoid all illegal activities.

Guests are not authorized to publish information that allows third parties to identify the property’s address or the owner’s identity.

Guests are solely responsible for their own safety during their stay and must follow all instructions provided at check-in. Any perceived health or safety risk must be reported immediately. Upon leaving the accommodation, guests must ensure gas appliances are turned off, windows closed, and air conditioning, heating and lights switched off.

Liability

Luís Sobral Unipessoal’s service is legally limited to the accommodation and the relationship with guests during their stay. It is not responsible for occurrences outside the accommodation such as building maintenance, external noise, construction works, neighbors or other unrelated matters.

Photos and descriptions may present minor variations without compromising overall condition or amenities. Luís Sobral Unipessoal will not compensate or relocate guests based on appearance or surroundings.

Luís Sobral Unipessoal is not responsible for damages occurring during the stay, including personal injury, theft, criminal acts, fire losses or supply failures (gas, electricity, water, telephone or internet).

All thefts or criminal behavior must be immediately reported to both Luís Sobral Unipessoal and the relevant authorities.

Failure to comply with these terms or guest misconduct may result in guests being required to leave the accommodation without compensation or refund.

Legislation and Force Majeure

This contract is entered into between the guests and Luís Sobral Unipessoal, duly authorized to organize accommodation rentals, granting guests permission to occupy the property for the agreed period.

In the unlikely event that the reserved accommodation becomes unavailable due to circumstances beyond Luís Sobral Unipessoal’s control (such as water or gas leaks), all necessary steps will be taken to relocate the guest to a similar accommodation. If the guest does not accept the change, the total amount (excluding used days) will be refunded, without additional liability.

Amendments and Applicable Law

Luís Sobral Unipessoal reserves the right to update these terms and conditions at any time. It is the responsibility of users to review them before making a reservation. By using the accommodation service, guests accept any updates, without affecting their legal rights.
